DOM: red flag or opportunity?

Days on market (DOM) is a big factor to weigh up when you’re buying. But sometimes good properties just slip through the cracks.

Maybe the guide was too high to start with, for all sorts of reasons. Maybe something just went wrong in the campaign. Either way, a long DOM doesn’t always mean there’s something wrong with the property.

Here’s a good example:

In 2022 I bought a house in Marrickville for a client. It had been on the market for 64 days. There was absolutely nothing wrong with it. Yes, the vendor had higher expectations early on, and it wasn’t presented at its best. But it was a damn good property.

Less than 3 years later, my client decided to sell. All she did was paint and style it. The numbers:

  • Bought Dec 2022: $2.4M

  • Sold Oct 2025: $3.1M

  • Days on market the 2nd time: 16

That’s a $700K increase in value in under 3 years.

Same house. Yes, the market moved, but a big chunk of that gain came down to a better campaign and a paint job.

Last month, a similar home a few doors up sold for $3.17M. Yes, in THIS market to boot. More proof we bought well.

So next time you see a listing that’s been sitting there a while, don’t just scroll past. Ask why. Sometimes the answer is the opportunity.
