Buying property is no walk in Sydney Park. Trawling new online listings daily can be a time consuming and borderline obsessive pursuit. Sussing out information and negotiating with ultra-skilled agents paid to represent vendors is an art form. Forget Saturday sleep ins, leisurely brunches or watching your kids play sports, you’ll be inspecting dud property after property instead. And the highly stressful experience of bidding at auction can cost you tens of thousands, if not more.
We Make Property Dreams Happen.
Establish your dream property brief
First we discuss your key requirements in detail to fully understand your needs and expectations of the ideal property. This is the most crucial foundation of any property search, yet a stage many buyers casually skim over. We will provide advice on the best suburbs based on your budget, preferred lifestyle &/or return on investment.
Searching for the right property can be a tedious and time-consuming process, it's pretty much a full-time job. Once your property brief is established, we begin our in-depth research to evaluate on and off market properties. We then shortlist properties and provide a detailed report to determine their market value using comparable sales based on local knowledge, our networks & industry databases.
Silent & off-market listings
Our industry contacts and exclusive databases give us first dibs to suitable properties before they are listed on the open market. Having preview and direct access to off-market properties provides you with an advantage over other buyers and allows you to secure your ideal property faster, which will save you time, money and minimise stress.
We will save you time by inspecting the properties that fit our initial property shortlist and then arrange a private inspection at your convenience to view our recommended properties together with you. If you are not based in Sydney, we will inspect the property on your behalf and provide detailed photos, videos, or even Skype or Facetime tours.
Once the property has been inspected & evaluated, we can commence negotiations with the vendor’s agent. We take all the stress and uncertainty of dealing with agents away as we know the tricks of the trade, and the right questions to ask. As skilled negotiators, we will negotiate the lowest possible price for the property. In some cases, we may attempt to secure properties before auction day to avoid competition.
Many buyers over pay on auction day due to emotions or inexperience. As objective buyer’s agents, we will bid on your behalf with full knowledge of the property’s market value thus reducing the risk of over spending. An auction strategy will be developed based on our insights & research, and on auction day we will use our expertise to encourage the winning bid.
Collaborative industry networks
Our long-term relationships within the inner west real estate community will keep you ahead of the property game. Our industry contacts include real estate agents, property managers, mortgage brokers, local council advisors, conveyancers, solicitors, architects, builders, and pest & building inspectors.
We highly recommend you attain a building & pest inspection (for houses) and strata report (for apartments). A solicitor or conveyancer should also review the contract of sale to check all legal requirements are satisfied. We can assist with the recommendation and the coordination of these and other necessary support services.
We will keep you informed of any other issues in the lead up to settlement and provide the assistance necessary. For investors we will advise on rental values and can recommend local property managers. After the exchange of contracts we ensure everything is seen to in a professional and efficient manner, through to the day of settlement.
